What is Design-Build and how is it different from the traditional approach?

 

Design-Bid-Build aka Traditional Building Method.

 

Design-Bid-Build is the method of project delivery in which the homeowner contracts separately with the design firm (architect)that produces the construction documents and the builder that physically builds the building.

 

The homeowner and architect go back and forth for 6-8 weeks coming up with the design. The design process may be slowed down further when an architectural design falls outside of the homeowner's budget. Then the process between the architect, contractor, and homeowner starts over.  Additional design fees are then often added by the architect. 

 

Design Build method. 

 

Design-build is a method of project delivery in which one entity - the design-build team - works under a single contract with the homeowner to provide design and construction services. One entity, one contract, one unified workflow from initial concept through completion. Fewer entities mean fewer costs and fewer communication errors.

 

The design-build process is different because you are not collaborating with multiple entities.  The traditional model is to get a designer or architect involved, then take your design to a contractor.
